Wall base, transitions, stairs and counts

Take off wall base in linear feet from each room's perimeter, less door openings, and count inside and outside corners separately. Count a transition at every place two different floors meet, measured in linear feet by type. Count stair treads, risers and landings individually. These linear and count items carry a lot of labor per unit — estimate them as their own lines, never as a percentage of area.

How do you take off wall base?

  1. Separate by base type
    Rubber base in two heights is two conditions; sheet vinyl flash cove and tile base are different installations entirely. Use the base codes from the finish schedule.
  2. Measure room perimeters
    Run base along every wall that gets it — including around columns, chases and island walls — and stop at door openings.
  3. Deduct openings
    Subtract door and cased openings. Don't deduct small breaks, which cost cutting time anyway.
  4. Count corners
    Inside and outside corners are separate counts. Preformed corners are material; wrapped or mitered corners are labor.
  5. Check what's excluded
    No base behind casework or under wall tile; confirm who does base at elevators, stairs and exposed structure.

  1. Perimeter per office: 2 × (12 + 14) = 52 LF.
  2. Less the 3-ft door: 52 − 3 = 49 LF of base per office.
  3. Base for all offices: 49 × 20 = 980 LF.
  4. Inside corners: 4 per office × 20 = 80 corners.
  5. Carpet-to-LVT transitions: one per door × 20 = 20 transitions, or 60 LF.

Where do transitions go?

A transition is needed wherever two different floors meet, wherever a new floor meets an existing one, and at many edges. Find them by walking the finish plan boundary by boundary:

  • Door openings between rooms with different floors — usually the most common location.
  • Material changes in open areas — a carpet field meeting an LVT walkway, or a lobby tile border.
  • Height changes — thicker tile meeting thinner resilient flooring needs a reducer, not a flat strip.
  • Existing-to-new boundaries on renovation work.
  • Exposed edges — at elevator thresholds, floor-to-stair edges and open sides.
  • Expansion or control joints that the flooring must honor.

Take off transitions in linear feet by type — carpet-to-resilient, reducer, T-molding, edge trim — because each is a different product and installation.

Other counts that drive labor

  • Rooms — every room is a setup, a cut layout and a clean-up.
  • Floor boxes and penetrations — each needs a precise cut.
  • Columns in the field — cutting around them costs time and material.
  • Thresholds and door stops that must be removed or reset.
How do you take off wall base?

Measure the perimeter of each room that gets base, subtract door and cased openings, keep different base types separate, and count inside and outside corners. Total the linear feet by base type.

How many transitions does a flooring job need?

One at every boundary where two different floors meet, plus new-to-existing boundaries, height changes and exposed edges. Walk the finish plan boundary by boundary and take them off in linear feet by type.

How are stair treads and risers estimated?

Count treads and risers individually by width, count or measure separate nosings, and measure landings as their own area.
